Crested Butte South Property Owners Association members will vote on 2 issues:

  1. Board of Directors election. There are 4 board seat openings and 4 candidates. See below for candiatate biographies and qualifications.
  2. IRS Revenue Ruling 70-604.A “Yes” vote approves the election under Revenue Ruling 70-604 to “roll over” any excess “member income” (as defined by the IRS) from the current tax year to the next tax year. This is an important tax planning tool for the Association that requires approval by the membership in order to avoid possible dispute with the IRS in the event of a tax audit. Approval of this election by the members provides the Association with protection from negative tax results, and possibly saves the Association money that would otherwise be paid in taxes. At the advice of our CPA, there are no negative consequences to approving this election, but there is the possibility of negative consequences if it is not approved.

Hannah Lang

With nearly 4 years living in CB South and over 7 years in the Gunnison Valley, I have over 10 years of experience working within the nonprofit sector, including management, grant writing, financial oversight, and event planning. Having been a part of the POA Board the past 2 years and having lived in mountain communities in Colorado since 2012, I am excited to continue to put my knowledge, experiences, and skills into being an active collaborative board member, I would like to continue building a community in CB South that is supportive and accessible to those that call it home. Our goals, priorities, and needs as a community will change over time and as a board member I will continue to be an active listener to those needs and wants from members of the POA.

Scott Clarkson

CB South homeowner since 2014. Nominated to serve the POA board in 2021. I co-chaired the Short-Term Rental subcommittee, a rewarding, productive process leading covenant change. I recently agreed to chair the Events & Donations Subcommittee. I have always lived in mountain resort towns/communities from VT to CA, and truly enjoy & appreciate the lifestyle, being involved, working closely, collaborating with my neighbors. I have my own consulting and artist management company. I work from home so I‘m available!

Sue Schappert

I am presently on the POA Board and would like to continue working on policy for Short-Term Rentals in our community, to include amending our covenants and rules and regulations governing STR’s. I also enjoy serving on the DRC and will continue that position if elected.

Theresa Truettner

My husband and I purchased commercial and residential land in October 2020 and January 2021, respectively. We bought our current residence in March of 2020 and moved our family here. We own and operate Zuni West Brewing Company in the commercial district of CB South, and my role is to oversee front of the house, operations, and manage recurring and special events.

I was born and raised in Crested Butte, and I feel truly grateful to be back here to raise my own daughter. After years away to school (Colorado College), adventures (teaching in China, traveling Asia), and (too many) years on the front range, our brewery is Denver (Zuni Street Brewing) was running smooth and we felt confident to begin work on our second location in CB South. Since returning in 2022, I have primarily worked alongside my husband to open Zuni West and raise our daughter, who just celebrated her 4th birthday. In Denver, I filled a role at Zuni Street similar to the one I have now at Zuni West.

I have a vested interest in the future in CB South, both as a business owner and a community member. I grew up in Crested Butte town limits and witnessed how the council and community organization tried to navigate the problems that come with rapid growth and seasonal populations spikes. CB South is now confronting, and will continue to confront, similar issues as we inevitably develop as a community. I see the next several years as an opportunity to set CB South on a path to becoming a functional, thriving neighborhood without losing the character and quality of like that we all love.

Your Board of Directors makes every attempt to budget assessments to cover only necessary Association costs and expenses. However, due to timing of transactions and estimates made during the budget process, occasionally there is a minor “excess member income” at year end. This is a necessary business planning matter, as the Association needs to have sufficient working capital to pay its bills for at least one month ahead. Consequently, it is fairly normal to have excess member income. This excess is automatically “rolled over” as part of the budget process, meaning that the Board considers this amount in calculating next year’s budget.

Construction activity that generates noise which is audible beyond your property, such as hammering, sawing, excavation work, and concrete or material deliveries, is permitted:

Monday through Friday – 7 am – 7 pm
Saturday – 8 am – 5 pm
Sunday – 9 am – 3 pm, and the use of heavy equipment is prohibited on Sundays

Trash must be stored in a garage or shed, or a Bear-Resistant container if kept outside. Trash cans with lids may be set on street for collection after 6 am on the day of collection and must be removed from the street by 9 pm on the day of collection.

Dogs off-leash or unattended can cause traffic accidents, injury or harm to others, and confusion when they have no identification tags. Regulations in CB South (unincorporated Gunnison County) require all dogs to be leashed or under immediate voice control. They also need to be licensed, tagged, and current on rabies vaccination.

The US Postal Service does not deliver mail to homes in Crested Butte – only to post office boxes.

CB South is considered a Centralized Box Unit Facility and the existing mail building at 61 Teocalli Road has only enough space for about 300 mail boxes and 40 parcel lockers. Currently, all mail boxes at the CB South mail building are rented, and with no more capacity, we are no longer maintaining a waiting list.

The POA Board of Directors is looking at long-term solutions for mail delivery to all CB South residents and will seek input from the community at the appropriate time.

Flood lights need to be angled down at a 45-degree angle so that the light source is not visible from adjacent and/or neighboring properties. Flood lighting is limited and all fixtures need to be down lit and 100% fully shielded. Please take a moment to see if you have light trespassing on your neighbors. No lighting shall be allowed to remain on all night.

CB South complies with Section 13-114 of the Gunnison County Land Use Resolution and the Dark Sky Initiative.
