Crested Butte South:
Commercial Area Master Plan

The Crested Butte South Commercial Area is located in the heart of CB South and is home to a growing number of retail and service businesses. It is bound by Elcho and Gillaspey Avenues to the south, and Haverly Street and Gillaspey Avenue to the north. The land is legally described as Filing 2, Blocks 4, 5, and 6.

Amended Special Area Regulations (SAR) and Commercial Area Master Plan (CAMP) – Approved as of April 7,2020

In 2017, an Advisory Committee of stakeholders was formed to evaluate and recommend a new set of design principles for the commercial area.  Here is a link to the  CAMP Committee Charter.

The Board of Directors adopted the Amended Commercial Area Master Plan at the regular meeting on November 13, 2019.

On April 7, 2020, the Board of County Commissioners, during a regular meeting,  Approved the revisions and amendments to the design standards, application process, and purpose of our unique special area.

In general, the SAR and CAMP applies to all development, including development of new buildings or structures, expansion of existing uses, and change of the use of land or structures within the CB South Special Area, including any and all commercial uses.  Please see the link below for the full document and complete language.

The US Postal Service does not deliver mail to homes in Crested Butte – only to post office boxes.

CB South is considered a Centralized Box Unit Facility and the existing mail building at 61 Teocalli Road has only enough space for about 300 mail boxes and 40 parcel lockers. Currently, all mail boxes at the CB South mail building are rented, and with no more capacity, we are no longer maintaining a waiting list.

The POA Board of Directors is looking at long-term solutions for mail delivery to all CB South residents and will seek input from the community at the appropriate time.

Flood lights need to be angled down at a 45-degree angle so that the light source is not visible from adjacent and/or neighboring properties. Flood lighting is limited and all fixtures need to be down lit and 100% fully shielded. Please take a moment to see if you have light trespassing on your neighbors. No lighting shall be allowed to remain on all night.

CB South complies with Section 13-114 of the Gunnison County Land Use Resolution and the Dark Sky Initiative.

All construction, land use changes, exterior changes to your house and major landscaping/dirt work to your property needs Design Review Committee (DRC) or Association Manager approval prior to starting. Stop by the office at 61 Teocalli Road or call us at 970-349-1162 with any questions or to pick up a builder’s packet
