ANNUAL DUES

Annual dues are set by the Board of Directors, billed on January 1st, and due in full by the last day of February. Starting March 1st, unpaid dues will accrue monthly processsing fees and finance charges.

NOXIOUS WEEDS AND SUMMERTIME PESTS

Each summer, the POA receives inquires on managing noxious weeds and living with our local wildlife.   As a local, governing body within the State of Colorado, we are required by the Colorado Noxious Weed Act (35-5.5 CRS) to mitigate these weeds on all property and are required to enforce this law.

To assist our residents, the POA offers a weed sprayer checkout program to our residents throughout the summer months.   You may stop in the office to sign out a sprayer for the day.   Links to the MSDS sheets for the herbicides are below.

We all must co-exist with our local wildlife during the active summer season.  To reduce activity from wildlife such as bears, the POA has strict trash regulations and requests all residents to be respectful of these rules.   Bear proof containers are required and should not be placed on the curb before 6am the morning of your trash pickup.  Landlord/owners are responsible for sharing this information with all tenants.

Construction activity that generates noise which is audible beyond your property, such as hammering, sawing, excavation work, and concrete or material deliveries, is permitted:

Monday through Friday – 7 am – 7 pm
Saturday – 8 am – 5 pm
Sunday – 9 am – 3 pm, and the use of heavy equipment is prohibited on Sundays

Trash must be stored in a garage or shed, or a Bear-Resistant container if kept outside. Trash cans with lids may be set on street for collection after 6 am on the day of collection and must be removed from the street by 9 pm on the day of collection.

Dogs off-leash or unattended can cause traffic accidents, injury or harm to others, and confusion when they have no identification tags. Regulations in CB South (unincorporated Gunnison County) require all dogs to be leashed or under immediate voice control. They also need to be licensed, tagged, and current on rabies vaccination.

The POA and CB South Metro thank you for using your sprinklers ONLY from 5–10am and 5–10pm

The US Postal Service does not deliver mail to homes in Crested Butte – only to post office boxes.

CB South is considered a Centralized Box Unit Facility and the existing mail building at 61 Teocalli Road has only enough space for about 300 mail boxes and 40 parcel lockers. Currently, all mail boxes at the CB South mail building are rented, and with no more capacity, we are no longer maintaining a waiting list.

The POA Board of Directors is looking at long-term solutions for mail delivery to all CB South residents and will seek input from the community at the appropriate time.

Flood lights need to be angled down at a 45-degree angle so that the light source is not visible from adjacent and/or neighboring properties. Flood lighting is limited and all fixtures need to be down lit and 100% fully shielded. Please take a moment to see if you have light trespassing on your neighbors. No lighting shall be allowed to remain on all night.

CB South complies with Section 13-114 of the Gunnison County Land Use Resolution and the Dark Sky Initiative.
